Downtime prices the job: a bay that cannot open stops trucks, inventory and revenue by the hour, which is why commercial work leads with a documented inspection, holds the opening with make-safe measures when parts carry lead time, and specifies replacement hardware by measured daily cycles rather than by what failed. The paper trail is part of the product — insurers and fire inspections both read it.
Contract structure follows the same logic. Facilities with more than a door or two usually come out ahead on scheduled inspection agreements: cycle counts logged over time, caution-band items tracked instead of rediscovered, and priority dispatch written into the terms for the day a bay does go down. The paperwork compounds — each visit makes the next one faster, and the whole history rides with the facility rather than any one vendor.
