Weatherstripping (perimeter seals)

Weatherstripping is the family of seals closing the gaps around a garage door: vinyl stop-mounted strips down both sides and across the top, tongue-and-groove or gasketed joints between panels, and the astragal underneath. Together they decide how much of the door’s insulation rating the OPENING actually keeps.

The four seal zones, and why the perimeter outranks the panel

A closed garage door is a thermal and weather boundary made of five surfaces: the door panel itself and the four gap lines around and through it. The panel’s R-value gets the marketing; the gap lines do much of the deciding. Air moves through gaps by convection — orders of magnitude faster than heat conducts through an insulated panel — so a premium sandwich door behind failed perimeter seals performs like a mid-tier door, while a modest door with a complete, fresh seal package routinely beats its spec sheet. This is the reasoning behind the R-value entry’s bluntest advice: spend the marginal dollars on the perimeter.

Each zone has its own mechanism and its own failure mode. The bottom astragal compresses vertically and dies by hardening. The side and top stop seals brush the door face at a shallow angle and die by taking a set away from the door — still present, no longer touching. Panel joints seal by nesting geometry and “fail” mostly by misalignment. And the frame-to-masonry line behind the stops — caulk, not weatherstrip — quietly admits water that gets blamed on everything else. A full seal audit walks all four zones in ten minutes, and the hardware for the whole package costs less than a single service call.

Which seal do I replace first on a drafty garage?

Follow the evidence, not the catalogue. Dust lines and daylight tell you exactly where air moves: at the floor it is the astragal; streaks up the jambs mean the side stop seals have stiffened away from the door face; a bright line across the header is the top seal. On winter mornings, frost patterns on the inside of the door do the same mapping for the panel joints. Most drafty garages need the astragal first, the sides second — and the diagnosis costs one flashlight walk at night with a helper shining from outside.

Are the side and top seals DIY-friendly like the astragal?

Yes — arguably easier. Stop-mounted weatherseal is vinyl trim nailed or screwed to the jamb and header stops, angled so a flexible flap brushes the door face. Replacement is measure, cut with shears, and fasten with the flap kissing the closed door — no hardware, no tension, no ladder work beyond the header piece. The one judgment call is the gap setting: the flap should touch the door lightly along its whole run. Pressed hard, it drags and squeals; shy, it seals nothing.

Do panel-joint seals wear out too?

They age, but differently. Most modern sectional joints seal by SHAPE — tongue-and-groove or shiplap profiles that nest as the door closes — and the geometry does not wear out. What fails is add-on joint gasketing on some designs, and what LOOKS like joint failure is usually the joints no longer nesting because the door is racking or a hinge is cracked. Frost lines along one specific joint deserve a hinge-and-alignment look before any gasket shopping; the seal is often the messenger, not the fault.
